Planning information and guidance

Many simple planning enquiries relate to current applications and can be answered by viewing the relevant planning file online. All applications received by the Development Management Section since 2008 are available to view online.

The online application search may not be able to answer more complex queries. If having viewed the application file you require further clarification of any issues please contact the Duty Planning Officer.

Pre Application Advice

The Pre-Application Advice service gives formal planning advice on development proposals for which an application to the Council is required, but has not yet been submitted. It is not a prior requirement for Planning Permission (or any other consent).

The advice will identify relevant planning issues you need to know about before putting in a formal proposal. This early indication of the council's general position on a proposal can save you both time and money.

Remember, the more information you provide us with, the better the advice we can give you! Please be as detailed as you can when telling us about your proposal. Useful information can include site/location plans, sketches, and business cases.  

Supplementary Planning Guidance

The council has issued planning guidance which acts as a supplement to the Adopted Midlothian Local Plan. This guidance relates to a number of planning related issues.

General planning enquiries

The Duty Planning Officer can be contacted at any time during office hours and will be able advise informally on general planning issues. The Duty Planning Officer will also be able to tell you if your proposal requires planning permission or any other type of consent.
