Awaab's Law was introduced to help ensure that landlords respond promptly to reports of damp and mould that could affect tenants' health.

If you have damp or mould in your home, it is important to report it as soon as possible. Reporting problems early helps us investigate the cause and take action where needed.

If you report damp or mould in your council home, we will investigate the issue, explain our findings and keep you informed about any actions or repairs that are required.

You should not be treated unfairly for reporting damp, mould or other housing problems.

  1. We will assess the information you provide.
  2. We may arrange an inspection of your home.
  3. We will find out what is causing the problem.
  4. We will explain any repairs or actions that are needed.
  5. We will arrange any necessary repairs or improvements.
  6. We will keep you informed throughout the process.

We aim to deal with the cause of dampness, not just the signs of it.

In some cases, we may install monitoring equipment to help identify the causes of dampness and condensation within your home.

If repairs or improvements are needed, we will explain what needs to be done and keep you informed of progress.

Where repair work affects internal surfaces, we will prepare them ready for redecoration.

In rare cases, extensive repairs may be needed to address damp or mould problems. If it is not reasonable for you to remain in your home while these works are carried out, we will discuss alternative accommodation arrangements with you.
